Your Obligations Under the 2004 Regulations
Since 21st May 2004, the Health and Safety Executive (HSE) requires all non-domestic premises to hold an uptodate Asbestos Register held on site.
The HSE can inspect your company premises at any time and your comapny's Health & Safety Policy should now include an Asbestos Report.

This legislation refers to non-domestic properties. However, asbestos containing materials (ACMs) are present in domestic properties too (e.g. Artex paint, asbestos cement tiles, floor tiles and asbestos pads under sinks). For these reasons, insurance companies are increasingly instructing surveys for domestic properties as well as commerical.

Asbestos is a Killer!
Most commercial properties and private dwellings contain asbestos, and anyone is at risk from asbestos fibre release unless the location of any asbestos is known and steps have been taken to make it safe. This may be once and for all removal, or adequate sealing, in which case, the asbestos containing material(s) are required to be safety inspected at periodic intervals.
An asbestos survey and report are the prerequisites of your "duty to manage" asbestos on your premises.
